Staying at Mittal Homes indicates full acceptance of our terms, house rules, and community policies as outlined and updated by management.
Rent must be paid in advance on or before the last day of the preceding month. Any delay in payment will attract a penalty of ₹250 per day until dues are cleared. Rent for the last month of the stay shall not be adjusted against the security deposit.
Residents are required to pay a security deposit equivalent to one month's rent. This deposit is refundable upon successful completion of your stay, subject to any deductions towards unpaid dues, damages, non-completion of lock-in period, or non-servicing of the mandatory one month notice period (where part of the month is considered as full month).
Police verification is mandatory and is done by a consultant who charges ₹1,000. An additional charge of ₹1,000 will be applicable if entire documents and details are not submitted in time as per the specified list.
A minimum lock-in period of 6 months is mandatory or rent in lieu of the lock-in period. Early exit (before 6 months) will attract additional charges of ₹2,000/month for stays of 1–3 months and ₹1,000/month for stays of 4–6 months.
A minimum of one full clear month's notice must be given in writing before the end of the previous month for the next month, prior to vacating. Part of the month is considered as a full month. Verbal notice or advance notice of any kind will not be accepted.
Up to ₹400 per month is free for mobile/laptop charging and common electricity usage such as lights, fans, water purifier, WiFi, washing machine, and refrigerator. All other electricity-consuming items are charged separately based on approximate consumption. AC has a separate meter and is currently charged at ₹20 per unit, payable monthly based on actual consumption.
Wi-Fi is provided free of charge. Refrigerator, Washing Machine, Water Purifier, Geyser etc. are available at the premises.
Cooking gas is available and its usage is optional, subject to cylinder refill costs of ₹250 per month, payable in advance.
Floor cleaning is free through maid/servant/staff. Any other cleaning or housekeeping work is chargeable and billed at actuals.
Smoking, alcohol consumption, non-vegetarian food, and visitors are strictly prohibited inside the premises. Violation of these rules will attract a penalty of ₹2,000 per occurrence and may lead to immediate termination of stay with forfeiture of deposit.
Residents must maintain personal and shared spaces in a clean and organized manner. All belongings including towels, clothes, footwear, and food items must be kept in designated spaces (beds, wardrobe cabinets). Anything kept outside designated spaces will be disposed of with no liability to the owner. A penalty of ₹2,000 will be charged per occasion.
All residents must comply with local laws and complete police verification formalities prior to move-in. Non-compliance may lead to immediate eviction.
Non-payment of dues in a timely manner will void the agreement. The person will be treated as a trespasser and legal action will be initiated for recovery with interest and applicable penalties.
Mittal Homes reserves the right to modify these terms and conditions without prior notice. Residents will be informed of significant changes in writing or via email/WhatsApp.

All data collected for police verification is submitted to the relevant authorities as required by law. This is mandatory for all residents.

⚠️ Important: Please read our refund policy carefully before making any payment.
There is absolutely NO refund if a resident pays rent/deposit and vacates or leaves before completing 1 month of stay. Any advance rent or deposit paid will be fully forfeited in such cases. This is strictly enforced without exception.
The security deposit (equivalent to one month's rent) is refundable only upon:
Failure to meet any of the above conditions will result in full or partial forfeiture of the deposit.
Advance rent paid at the time of check-in is non-refundable under any circumstances, including early departure, personal emergencies, or change of plans.
If a resident vacates before completing the mandatory 6-month lock-in period, no refund will be provided on rent paid. Additionally, rent in lieu of the remaining lock-in period or notice period will be deducted from the deposit.
If proper written notice (one full clear calendar month before end of previous month) is not given, one month's rent will be charged in lieu of the notice period and deducted from the security deposit.
The following may be deducted from the security deposit before refund:
If a refund of the security deposit is applicable after all deductions, it will be processed within 30 days of the resident vacating the premises, subject to verification of the above conditions.
Refunds, if applicable, will be processed via bank transfer (NEFT/IMPS) to the resident's registered bank account. No cash refunds will be made.

Cleaning and maintaining the premises is the sole responsibility of residents. If not maintained, penalty of ₹2,000 per person per occasion per day applies, over and above professional cleaning charges.
Refrigerator must be well maintained. Rotten or unused items must be removed timely. Penalty: ₹2,000 per occasion per day until removed and cleaned.
Must be used properly. Any loss due to negligence or mishandling will be charged to the resident (e.g., geysers not switched off after use, coins or items found in washing machine, etc.).
Footwear is not allowed inside rooms. Penalty: ₹500 per occasion per day. Only one pair per person. Wet slippers in rooms: ₹2,000 per occasion.
Free electricity up to ₹400/month only — specifically for 1 mobile charging, 1 laptop charging, and common electricity (lights, fans, water purifier, refrigerator, washing machine). Any other electric items are not allowed. Penalty: ₹2,000 per occasion plus electricity charges for entire duration of stay. Treated as electricity theft.
AC has a separate meter. If tampered or malfunctioned and not immediately reported, it will be treated as electricity theft. Penalty: ₹2,000/month plus usage charges based on past consumption.
Cooking gas and sink area must be kept clean at all times. Vessels must not be left around. Penalty: ₹2,000 per default. If defaulter not identified, penalty collected from all users of cooking facility.
A complete list of documents and information must be provided. Incomplete submissions will attract ₹1,000 additional processing fee each time to the consultant.
By staying at Mittal Homes, you agree to abide by all the above rules. Management reserves the right to modify these rules at any time.
