Terms & Conditions

Please read these terms carefully before booking your stay at Mittal Homes.

📋 By staying at Mittal Homes, you agree to all the terms listed below. These apply to all residents at Shah Arcade II and Shagun properties.

1 Agreement

Staying at Mittal Homes indicates full acceptance of our terms, house rules, and community policies as outlined and updated by management.

2 Rent Payment

Rent must be paid in advance on or before the last day of the preceding month. Any delay in payment will attract a penalty of ₹250 per day until dues are cleared. Rent for the last month of the stay shall not be adjusted against the security deposit.

3 Security Deposit

Residents are required to pay a security deposit equivalent to one month's rent. This deposit is refundable upon successful completion of your stay, subject to any deductions towards unpaid dues, damages, non-completion of lock-in period, or non-servicing of the mandatory one month notice period (where part of the month is considered as a full month).

4 Police Verification

Police verification is mandatory and is done by a consultant who charges ₹1,000. An additional charge of ₹1,000 will be applicable if entire documents and details are not submitted in time as per the specified list.

5 Lock-In Period

A minimum lock-in period of 6 months is mandatory or rent in lieu of the lock-in period. Early exit attracts additional charges: ₹2,000/month extra for stays of 1–3 months and ₹1,000/month extra for stays of 4–6 months.

6 Notice Period

A minimum of one full clear month's notice must be given in writing before the end of the previous month for the next month, prior to vacating. Part of the month is considered as a full month. Verbal notice or notice given in advance in any form other than as specified will not be accepted.

7 Electricity Charges

Up to ₹400 per month is free for mobile/laptop charging and common electricity usage such as lights, fans, water purifier, WiFi, washing machine, and refrigerator. All other electricity-consuming items are charged separately based on approximate consumption. AC has a separate meter and is currently charged at ₹20 per unit, payable monthly based on actual consumption.

8 Facilities

Wi-Fi is provided free of charge. Refrigerator, Washing Machine, Water Purifier, Geyser etc. are available at the premises.

9 Cooking Gas

Cooking gas is available and its usage is optional, subject to cylinder refill costs of ₹250 per month, payable in advance.

10 Housekeeping

Floor cleaning is free through maid/servant/staff. Any other cleaning or housekeeping work is chargeable and billed at actuals.

11 House Rules

Smoking, alcohol consumption, non-vegetarian food, and visitors are strictly prohibited inside the premises. Violation will attract a penalty of ₹2,000 per occurrence and may lead to immediate termination of stay with forfeiture of deposit.

12 Cleanliness and Storage

Residents must maintain personal and shared spaces in a clean and organized manner. All belongings including towels, clothes, footwear, and food items must be kept in designated spaces (beds, wardrobe cabinets). Items kept outside will be disposed of with no liability to the owner. Penalty: ₹2,000 per occasion.

13 Legal Compliance

All residents must comply with local laws and complete police verification formalities prior to move-in. Non-compliance may lead to immediate eviction.

14 Dues

Non-payment of dues in a timely manner will void the agreement. The person will be treated as a trespasser and legal action will be initiated for recovery with interest and applicable penalties.

15 Modifications

Mittal Homes reserves the right to modify these terms and conditions without prior notice. Residents will be informed of significant changes in writing or via email/WhatsApp.
