Refund Policy

1 No Refund — Stays Under 1 Month

There is absolutely NO refund if a resident pays rent or deposit and vacates or leaves before completing 1 month of stay. Any advance rent or deposit paid will be fully forfeited in such cases. This is strictly enforced without any exception, regardless of reason or circumstances.

2 Security Deposit — Conditions for Refund

The security deposit (equivalent to one month's rent) is refundable only when ALL of the following conditions are met:

• Completion of minimum 6-month lock-in period
• One full clear calendar month's written notice given before end of previous month
• No pending dues (rent, electricity, AC charges, penalties, cooking gas, cleaning, etc.)
• No damage to property, furniture, fixtures, or equipment
• Premises left in clean and good condition

Failure to meet any one of the above conditions will result in full or partial forfeiture of the deposit.

3 Advance Rent — Non-Refundable

Advance rent paid at the time of check-in is non-refundable under any circumstances, including but not limited to early departure, personal emergencies, job relocation, change of plans, or dissatisfaction with the property.

4 Early Exit Before Lock-In Period

If a resident vacates before completing the mandatory 6-month lock-in period:

• No refund will be provided on any rent paid
• Additional charges apply: ₹2,000/month for stays of 1–3 months; ₹1,000/month for stays of 4–6 months
• Rent in lieu of remaining lock-in period or notice period will be deducted from the security deposit

5 Notice Period Non-Compliance

If proper written notice (one full clear calendar month before end of previous month) is not given, one month's rent — including all applicable charges — will be charged in lieu of the notice period and deducted from the security deposit before any refund.

6 Deductions from Security Deposit

The following will be deducted from the security deposit before processing any refund:

• Unpaid rent or any outstanding dues
• Electricity, AC meter, or utility charges pending
• Penalties for rule violations (₹2,000 per occurrence)
• Damage to property, furniture, or equipment
• Professional cleaning charges (if premises not left clean)
• Rent in lieu of notice period (if proper notice not served)
• Any other outstanding amounts owed

7 Police Verification Fee

The police verification charge of ₹1,000 (and any additional ₹1,000 for incomplete documents) is non-refundable under all circumstances once the verification process has been initiated.

8 Refund Processing Timeline

If a refund of the security deposit is applicable after all deductions, it will be processed within 30 days of the resident vacating the premises, subject to verification of all conditions above.

9 Refund Payment Mode

Refunds, if applicable, will be processed via bank transfer (NEFT/IMPS/UPI) to the resident's registered bank account. No cash refunds will be made under any circumstances.

10 Long-Term Stay Discount

A discount of ₹1,000 per month is offered for residents who commit to a minimum stay of 6 months (lock-in period). This discount is applicable only for the entire duration of the committed period and is not payable or refundable if the resident exits before completing the 6-month term.
